| Primary Responsibilities |

Mike Gardner coordinates communications between all parties involved in the construction-management process: clients, architects, engineers, consultants, governmental organizations, and the construction trades. He is chiefly responsible for directing operations during pre-construction phases including developing and monitoring construction schedules; directing contractors and materials to deliver each project within the required time frame; overseeing quality control and management of superintendents, project engineers and other personnel; assuring that all post-construction services are performed in a timely manner; and monitoring all budgetary aspects of the project. |

Gardner has applied his considerable problem-solving skills to numerous projects on behalf of Alter Construction Management. These include Superior Ambulance, a 100,000 SF corporate headquarters office, Elmhurst, IL; Loudoun Gateway I, II and III, three office buildings totaling 275,000 SF, Loudoun Gateway Corporate Center, Dulles, VA; KYB America, LLC, a 126,000 SF office/warehouse, Tollway Park, Addison, IL: Blankenbaker/325, Blankenbaker Crossings, a 325,000 SF warehouse/distribution center, Louisville, KY; Southern Wine & Spirits, 170,000 SF of tenant improvements, Louisville, KY; and the construction of two industrial buildings totaling 256,426 SF at Lake Center Corporate Park, Mt. Prospect, IL. |
