Historically, this is the oldest method. The process is summed up as Design, Bid, Build.
Who does what? The owner hires an architect, then the owner takes the completed plans and awards the construction task to the lowest bidder.
The money is generally a lump sum specified in the bid, although other arrangements can be appended to the lump sum cost.
This approach works best for owners who have a great deal of experience with construction, can negotiate between the design world and the construction world, and are willing to absorb unexpected costs.
